Fairmount funding is horrible! Never, Never use them.

I contacted them about a DSCR about a STR I had just finished. I was told they can do the loan.

Before I paid $800 for an apprasial I wanted to make sure they would lend without prior rental history. They said no problem. I was skeptical, so I spoke with the lender's boss to make sure it would lend. He said no problem. I was still skeptical, so I spoke with the owner. I specifically asked him to talk to the underwriters to make sure the STR would lend. He said no problem.

I paid $800 for the appraisal. As soon as I got it back they said they do not lend on STR that have less then a year experience, which is what I had repeatedly asked.

They have no knowledge of the lending process even when asked the exact question, and I cost me $800.

Never ever deal with this company! They have no knowledge of what they are doing!!!

Hello!

I'm doing my first eviction and have been reading as much as I can. After mailing the tenant the 7 day letter I now need to file for eviction with the court.

I called the magistrate and she talked about dc100a forms. She said I need to mail four or five of them to the courthouse in envelopes then need to mail five copies of another letter somewhere.

Can anyone please give me clarification about this? I'm hoping to do this myself for the learning experience without a lawyer.

This is in Durand MI in Shiwassee county.

Also, the tenant was supposed to pay utilities and isn't. How do I add next month's utilities to the eviction lawsuit?

Hi!

I'm a new landlord. I just put a listing on Facebook and got a message from a guy who said he has a service animal and my no animal policy doesn't count. I checked out his profile and he's a trucker and can run around, so it sounds like he just wants a dog for free.

Can I (without getting sued--

Ask what kind disability he has that requires a dog?

Ask him to see the doctors note allowing it?

Ask if it is an emotional support animal?

Can I deny his emotional support animal?

Thanks for your help! I just don't want to get a lawsuit on my first day
