Hey guys,

One of my tenants just informed me that she started letting her Ex/father of one of her children stay at the property for a while without disclosing this to me, the Landlord. He has been staying there off and on since February of this year and now consistently for a month.

Now, her Ex will not leave, keeps stealing copies of the keys and has been violent with her. The police have been involved, but nothing done to remove the Ex.

What is your advice for moving forward? What responsibility do I have to be involved? What do I tell my tenant she should do?

This is my first encounter with a situation like this with a tenant. I would love some insight. Thanks!

I am wondering if anyone has had any success using virtual assistants and softwares to self manage their property from a long distance? I have read several of David Greene’s books and obviously establishing a rockstar team is key to long distance. However, I am trying to establish a system where I would not need a PM from across state lines. Would love to hear some advice/things that worked or have not worked. Thanks guys!

Hey guys,

There is a property in my neighborhood that has been sitting vacant for about six months after the older couple there moved out. The house is outdated but very well kept. The property is worth more than I can afford to put much money down on (money tied up in another deal right now) so I’m trying to get creative and come up with a seller financing deal that would be appealing to the grown kids who own the home now, but stay out of the red. I’ve never done a seller financed deal so I wanted to get some advice on doing one. Anyone have any good advice/do’s and don’ts?

I am looking at a Section 8 property that is currently renting for way less than what HUD says the FMR is for the property. The leases do not ended until the beginning of 2020. Does anyone have any experience or information how I could increase the rent to the FMR before those leases are up or if I would have to wait until the end of the lease? I do not own any Section 8 properties, but am learning the basics. Would love any valuable information you guys might have.
