@Aric Myers we ended up not offering on the property due to location and the unknowns of the permitting process. However, I can refer you to Maxable for guidance on all things ADU in SD. They are your best resource in the ADU space and can even get on-site (for a reasonable fee) to provide you specific requirements.

Though you may be able to command $50-$150/month more in rent, your costs in a pool service company and repairs (filters, tiles, etc) will nullify any additional rent you capture. You could opt to have the tenants being responsible for maintaining it, but I can almost guarantee you'll find a pond instead of a pool when they vacate.

Unless it's a smoking deal, I would pass on a rental property with a pool.

First tip is to only call it "possible microbial growth" so that you don't have tenants threatening legal action immediately and  displaying placebo symptoms of coughs and colds! Never say the "M" word to tenants.

Servpro Sorrento Valley, SW San Diego, or Point Loma all do really good and speedy work for us. They will conduct testing to determine if the growth is in fact mold and will be honest in their assessment if the tenants' negligence was the cause of the issue. They are a full service remediation company and can then contain, demo, and eliminate the growth. They do resconstruction too but if you have a handyman or GC you work with they will be more cost effective for the rebuild. Good luck!

Thanks for the insight, Dan. Sorry for being vague--it's two detached homes on one lot but the back home the owner converted from a garage without pulling permits. Essentially I just need to find out cost and procedure for getting it permitted as a SFH or ADU.

Does anyone have any insight into the timeline and costs of getting a garage conversion permitted by the City? It is one of two detached homes on a lot in within the City and is a 2B/1BA. Any direction is greatly appreciated!

I can't recommend enough holding on to those properties. Clairemont in general is one of the most reliable rental neighborhoods in the county and you can bank on great appreciation over the long term. As mentioned the legislation regulating STRs in San Diego is up in the air still. You won't have any issue renting them out as STRs currently and, even as a Property Manager myself for long-term rentals, I think you'll cash flow very nicely as STRs. Just be wary of making this your long-term plan for the property.

I've been analyzing condos in 92102 and believe I can make a 2B/2BA work with an FHA owner occupied loan just so I can get my feet wet with my first deal and stop wasting my money renting. I believe I can leverage direct family to provide the capital for anything above what I cannot afford in terms of closing costs and unanticipated costs that may arise during my first purchase. My question is how do I involve my family in the deal for an owner occupied purchase? Can it be structured so that they receive benefits from appreciation, etc? I simply want to get things rolling and a condo that makes my housing expense tolerable by renting out the other room seems to be my best option at this point. All input appreciated, thank you!

@Dan H. Clairemont has a ton of duplexes, but they're going for around $1mil generally. Insane!

I would argue that City Heights and certain parts around National City would be sound places to invest as they are economically on the rise. As a house hacking investment, you just need to consider if you're able and willing to live there right now.

Can you elaborate about detached duplexes? And which suburbs have you/would you look at investing in?
