Hey all -

Looking for my next flip. Trying to buy in the 100-150k range, but having trouble finding something that the numbers make sense on.

MLS is too expensive, wholesalers tend to have C/D properties, Craigslist is dry.

You guys ever use Prop Stream or other data lists? Where are you finding your flip deals at?

An update for those interested: Today I received an offer and accepted. I had scheduled to take off the market today and staging next week, but going to cancel that. 

I took Kristina's advice and bought outdoor chairs for the staging. I bought them in the morning, had them repainted, and ready to go. Offer came in a few hours later. My luck. But I got a good deal and will use them for the next one.

    So you would keep the staging until it appraises? 

    Do you do the entire house and bedrooms? I was thinking of leaving out 2 of the 3 bedrooms (only doing the master), mainly because the one is tiny and would be cramped with more than a bed.

    Your property is nice, but it lacks the the natural color accents within the remodel itself. Some good staging will add some color to the place and help tremendously.  I like your plan.  Take it off the market, stage it, take new photos, and put it back on the market with the photos.   If it were me, I'd keep the price the same for now.  If I didn't get any activity after re-listing, I'd drop the price every week until sold.  I think you'll capture some interest at the current price, if you stage it well.  However, it could end up selling for $5-10k less.  Obviously, get the highest price you can ;).    I'd love to hear how it goes.  Keep us updated?

    What would you increase to? Right now its 2.5/2.5, so only a bit less than the standard 6% split. I am not sure if agents would be looking for that extra 0.5% to make a difference. Do you have any experience with that?

    Based off the days on market, I suppose that shows I am overpriced. I had thought I would get 210k during the initial analysis, so it having trouble selling at 200 is hard for me to see. 

    I was spot on with my budget. So there is some room to move the price, but I am still trying to make it worthwhile.

    I assume the comp you are referring to is on Illinois Ave?  That property has a 1-car garage.  Adjusted sale value is probably $10k-$15k less, depending on your local market pricing.  

    IMHO, a 3/1/0 is a tougher property configuration to sell.  Most folks that need 3 bedrooms need an extra bathroom and extra storage space (garages can help with this).  You're not at the top of the market.  I saw the recent comparable sale that sold for $235k.  However, that flip was higher end.  It has tile/wood accented walls, higher grade countertops, open floor plan, crown molding, etc.  

    Your home is very nice for the price, but given the time on market for other recent sales, I think it's time to have conversation with your agent about the price, if you have a hard money loan on the property.  You don't want the high interest loan to eat up your margins as you wait for a buyer willing to pay your price.  Of course, you can afford to wait it out a little longer if you own the property outright.  


    Again, just my humble opinion...

    This (Redfin) was the comp I was talking about. Again, it is a bit nicer than mine. 3/1 as well, but has a fence with usable yard and gravel parking. Yes the one that sold for 235k was def nicer and more updated. 

    I am using private money with a very low rate, but still, I am looking to sell this ASAP. I am thinking about taking it off, getting it staged, and putting it back up.
