@David Flores, I've seen many promoting the CAR form lease agreement on here.  While that is generally a good form, it is missing a few important items.  As a generalization, the CAR lease agreement is fairly balanced while the California Apartment Association lease agreement is more favorable to the landlord.  If you use the CAR lease agreement, I would suggest that you modify it to mandatory rental insurance with the premium paid by the tenant.

@Michele G., properties in north Orange County are a mixed bag, very much dependent on which city, which neighborhood, age, HOA, etc. There are few, if any, cash flowing properties in north Orange County without a significant down payment.

Because of the long arm of the California Franchise Tax Board and what they consider doing business in California, my LLC will be deemed to be doing business in California, since I'm managing the LLC from California, even if if the property is located outside of California. By doing business in California, the LLC may be subject to the heavy LLC franchise taxes of California.

For any syndicators/operators based in California, have you faced any resistance from potential investors to the LLC being deemed doing business in California and paying California LLC franchise taxes?

@Mark Hill, I would suggest that you check out the California Franchise Tax Board page below regarding "doing business".  California takes a very liberal approach to what constitutes doing business in California.
