Flipping a house with one bathroom

Currently has a tub with a shower and one sink.

We want to add a double sink to do so we would have to lose the tub and add a walk in shower.

Plus side two sink and nice looking over all bathroom with walk in shower.

Downside no bathtub.....

What are your thoughts?

Thanks for all the feed back.... Can anyone explain why I would want to take a mortgage out on a property that I would own free and clear?

@Andrew Johnson thanks for the input. Right now each property nets $100 a month. I guess my next move should be to find a property and maybe stretch out terms for 10-12 to help increase monthly cash flow... Can you elaborate on the tax problems I will be facing?

Thanks Steven! Believe or not in Detroit and surrounding areas that's a fair price. Take a look at my latest deal solid house. $28,000 2 bedroom no work needed. Rented out in one day for $700 a month

Looking to have some negatives with my buying, holding System brought up that I might have missed. I am currently buying single family homes in metro Detroit for under $50,000 in good but low income areas. I am staying under $50,000 because I can buy these homes on land contract and have them paid off within 7 years. I won't pay more then 10% down and I also won't buy a house that needs any work. My theory is that my renters will pay off my notes and in less then 7 years I'll own these free and clear. I don't make much cash flow while under contract but I'm also not negative on any. Other the obvious negatives of what if somebody doesn't pay, or repair cost what negatives can you see in my system. So far I have 3 houses under my belt looking to add 5 a year. Thanks

That's a decent area, what's the current tenant situation? I only ask because I have a network of qualified renters looking for homes

What cross roads are your rentals located? Do you own free and clear or carrying a note?

I have two lower income rentals one is in ecourse the other in river rouge. I've had great success both pay on time every month. I've learn the closer to elementary schools the better the tenants.
