Congrats on almost crossing the finish line! I'm sure you guys are tired and ready to be finished. I know after setting up a few rentals myself, it is not easy work. Seems like the list of "to do's" keeps going and going, ha! 

Advice: Like others mentioned, I would launch as soon as possible despite business of the year. New listings always do well to start out. It makes sense for Airbnb/VRBO's algorithm to shoot new listings to the top of the search ranks to "reward" new hosts for coming on the platform. For the first few reservations, I would put a lot of focus on bringing in good 5-star reviews. These are huge when playing on the algorithm. Maybe leaving a goodie basket and a handwritten note or something of the sort for your first few guests. 

Another tip: I think if your schedule and time allows it, go and stay at the property for a night or two. This will give you a clear idea of what the house might be missing, and or need and gives you time to make those changes/additions before your first group.

Another tip: I think it is natural for bigger properties to have more vacancies during the week/slow season. We see it in our market here in College Station, Tx. also... the bigger properties do really well during our peak season but tend to be pretty stagnant during the week and sometimes even the weekend during our slower season. What we do to make up for it is create a private bedroom listing to hit a different target audience to fill in some of those vacancies. When rented, we lock all interior bedroom doors aside from the bedroom we are renting by the room and sync the calendar with the main house's calendar. Doing this (renting both entire house and single bedroom rental) allows us to be able to tap into 2 separate target audiences and accomodate those singer travelers, couples coming to the area that would normally scroll past our listing due to size/cost.

Love the idea. Think it would be a great place to connect with other management operations and partners to bounce ideas, connect and potentially expand operations, etc. 

Although we are in different states, I'd love to be apart of the group and help coordinate and connect with other investors in the same investing strategy as myself. Madheshwaran,

First, find a property you’re looking to inquire on.. then, click on the property and scroll all the way down to the bottom of the page and there is a button that says “contact host” you can then message the host and ask them some questions.
Airbnb will prohibit sensitive information like if they shared their phone number or email but I’ve had other hosts ask me of my full name and then they found me on Facebook and connected with me that way. 

Like others mentioned, there is typically always a Facebook group for your local STR hosts that you can connect with other hosts.

Hey guys!

I am an investor friendly General Contractor in the Bryan / College Station, Texas area and would love to connect with investors for their next remodel / rehab project.

Backstory : My name is Bryant and I am a real estate investor located in Bryan / College Station, Texas. I have been investing in SFH (single family houses) and using the STR (short term rental or vacation rental) strategy for the past 6ish years or so. I purchase properties in need of work and put sweat equity into them by doing a majority of repairs myself and then follow BRRR strategy. I also manage rentals for some private clients.

Point of the post : Over time, I have taken the DIY route on a majority of my properties and have learned a ton in terms of trade work. Tons of hours of YouTube and reading forums online and hours of applied work on my own properties. Over the years, I’ve also gained relationships with a few subcontractors that help me with jobs from time to time when I need a helping hand. It’s come to the point now where I have started GC’ing jobs for some investors in the area and sincerely enjoy GC’ing jobs. I love watching properties come together and refreshing spaces (especially comparing before and after pics.) Since I am a RE investor myself, I understand the importance of having a good GC in your pocket for rehabs/remodel jobs and I’d like to be that for as many people as possible.

Hey, Scott!

I use furnish finder with some properties to get leads for medium term rentals. I also have a few leasing agents and buyers agents that have my information and get a lot of mid term rentals that way. Given I am in a college town and a lot of students find themselves between leases over the summer, during breaks etc. I also have a lot of families that are in the process of buying a property or building and they need somewhere for a few weeks to a few months and furnished rentals makes the most sense in all scenarios. 

I’d connect with some local agents and see if they will save your info for next time they come across someone in the scenario and send them your info.
