Hey, BP Community.

I'm in the process of buying my first house here in College Station, Texas. My plans are to buy a single family that is in need of just a little bit of work and do a live in renovation for a year or so. After renovations, my plans are to occupy the unit with long term tenants, or convert the unit to a STR depending on the location of the home. I'm working with about 160k in buying power and planning to put 3-5% down. I'm putting an offer on something this week, but I know it already has a few offers.

My question is, now what? What can I do to leverage my offers to make them more desirable? Any tips and tricks for this stage of the buying process?

Hey BP community!

How are you adjusting your short term rentals for 2021?

It’s safe to say that traveling patterns are a little different this year. I’ve noticed a good amount of my guests are traveling medical professionals, people working remotely, and even locals just looking for a quick local getaway. With this being said, I’ve also noticed that not very many people (in my area at least) aren’t altering their short term rentals to be more accommodating to their new market of guests. What are some ways that you are making your home more suitable for these different type of guests?

Where do you guys find off market deals? I’ve been looking for some the past few weeks and I’ve found a few from local wholesalers in my area, but I was wondering if there was a better place to find off market deals. Thanks in advance!

@Kameron Yellin howdy, Kameron! I'm an Airbnb property manager here in College Station, and id love to help out. I have 3 little cottages located right underneath Kyle field (.5 miles away from the front door) and am in the works of adding 5 more properties to the STR portfolio. I'm very familiar with automating Airbnbs in the area as well as the new STR regulations that just passed here in Aggieland. I'd love to connect with you & help out anyway possible.

Hey, guys! I am a real estate investor in College Station, Texas home of the Texas Aggies. I've been an airbnb host for about 2 years now. My units do very well, they're the closest airbnbs you can find to the Texas A&M football stadium, so the 3 units get a good amount of attention during the school year. Unfortunately, local government isn't happy with airbnbs in the town and the revenue they're taking away from the big hotels, so they're enforcing new regulations for short term rentals.. my worst fear when starting all of this. 

With that being said, I'm looking to invest elsewhere and I want to try a new method of investing, BRRR. I wanted to get advice on some hot areas to invest in. Thanks in advance!
