Hello BP!

On the subject of LTR, what would you say is a healthy reserve? My search consists of duplex listings at or under $120k, 25% down and no more than $10k in rehab. 

What would be considered a safe reserve amount outside of money down and rehab costs?

I 100% agree on sticking with my day job, I am a commissioned car salesman at a reputable dealership and the Capital building possibilities in my position are PHENOMENAL! 

So far i've read @Brandon Turner's Book on Rental Property Investing, The Book on Investing with Low or No money down, The Ultimate Beginner's guide, and almost every book in the Rich Dad library. I'm looking for more books like Rich Dad and The Richest Man in Babylon; any suggestions?

Hello BP, 

I would like to know more about the process of getting started. Obviously education and understanding are a major factor, but what specifically do you feel gets overlooked as a crucial stepping stone towards a successful investing career? 

My primary focus is on LTR and eventually moving into STR and vacation homes so that I can travel with my family and enjoy our youth while building wealth for the future.

I am an information gatherer by nature, so any insight provided is greatly appreciated!

Hello BP!

I live in Upstate Ny and just recently found the world of Real Estate Investing.

I am in the information gathering and analyzing stage of my Investment journey. I find myself being tugged in multiple directions as far as which strategy would work best for me. Most of my education has been geared towards long term rental investments and multi-family properties, but after my most recent vacation using Vrbo and AirBnb, my eyes were opened to the world of short term rental properties and the TREMENDOUS earning potential there.

My ultimate goal is Freedom; I have a 5 year old and every day I punch in at work is another day I miss with my pride and joy.

In your own opinions, where would be the best area for me to focus my attention, at least to start.

Should I keep plugging away at Long term rentals and solidify a portfolio before moving to short term?
