Hey there! So I have a current duplex that I am completely renovating and there are existing gas lines in both units.

Do you go with gas stoves or electric stoves in your rentals?

I can see potential hazards with either. I just went and looked at a house someone wanted me to fix up because their brother left something on the electric stove and it burnt the kitchen down and I can see the issue with gas stoves as well. It would cost about the same to do electric or gas and the cost is roughly the same for the stoves as well

I am looking for like minded investors that are CPA's who can help me with my taxes going forward. I moved to East Tennessee about a year ago and I have two duplex's, a commercial building and a single family home. I have two LLC's that I buy my properties with and the other I have my remodeling company.

Let me know if anyone has any recommendations!

Hey guys just wanted to get some advice about people that work for me.

We have been remodeling a duplex I own and they have been asking if they can rent them out once I’m done. My first reaction is don’t mix business! But wanted to ask and see what others thoughts are

Yes I really don't either but just torn between keeping it on an oversized lot or doing a duplex and building a SFH a good sized one at that

Hey! Thanks for responding, so the lot itself is 17,000 sq ft and the city requires you to have a minimum of 5,000 sq ft per unit even though it’s a triplex.

So I would have to turn it into a duplex with 10,000 sq ft to have enough to build a SFH

Hey so I just bought a triplex on an oversized lot and I have a situation where I can turn it back into a duplex and have just enough square footage to build a single family home any size on the empty space behind it or keep it a triplex!!!???!!

It’s built in 1910 I believe and was a duplex but someone made it into a triplex about 50 years ago and it’s on a 17,000 sq ft lot

I obviously need to figure out cost to build a new SFH. It's in the city limits here in Maryville TN. And there are a lot of businesses and people coming to the area.

Should I leave it or change it to be able to build later!?

I appreciate you guys and any advice I can get!!

Thank you for that information! I really appreciate it. Makes sense and I will offer them a contract at that point as well. Now with commercial leasing/rentals do you usually do 1 year or 2 year contract?

Hey everyone! I am buying a triplex and commercial building today through Owner Finance! I am hoping the triplex tenants will be gone soon, but the commercial building has tenants that have been there for the last 20 years and have been on a month to month basis for several years now. They are paying $450 in a 660 sq ft building and they have two businesses in there. Now in Maryville, TN the average rent now for that sq ft is $800 a month. I was talking to the person I am buying them from and he said he hasn’t raised the rent because he has only done the bare minimum lately but it needs to be raised.

Asking what would/ should I do in this case as this is my first commercial building
