Gas stoves or electric stoves for rentals?

Hey there! So I have a current duplex that I am completely renovating and there are existing gas lines in both units.

Do you go with gas stoves or electric stoves in your rentals?

I can see potential hazards with either. I just went and looked at a house someone wanted me to fix up because their brother left something on the electric stove and it burnt the kitchen down and I can see the issue with gas stoves as well. It would cost about the same to do electric or gas and the cost is roughly the same for the stoves as well
