Hey everyone!  I am in the process of re-zoning a duplex to a quad and wanted to see if anyone hand any recommendations for a surveying company in the Louisville metro area.  I have been in contact with a few different companies and seen a wide range of responses.prices.  We are needing a residential stake survey for the pre-application.  If anyone has gone through this process or has a company in mind, I would really apprecitate your insight.  Thanks in advance!

Hey everyone!

My business partner and I are closing on a duplex next week and are planning on turning it into a quad. The past landlord had been renting the basement units out as a makeshift quad but we are going through the process of rezoning and egressing the basement windows on both bottom units.

We wanted to know if anyone had an experience with contractors that specialize in putting in these basement egresses? In order to do so, they would be having to go through a decent amount of concrete so anyone that also would specialize in concrete would be helpful as well. This is our first time putting in these type of egresses so any help would be greatly appreciated. Thanks in advance!

Thank you all for your responses! It is much appreciated.  I spoke to a prospective tennat and we are actually going to sit down and parse through her voucher over lunch so I can understand the process better.  The overwhelming response I have heard outside of bigger pockets is that Section 8 will only pay up to the amount of legal bedrooms in the house.  Overall,  the experience has been quitedisappointing in delaing with Section 8 and I really had high hopes. We really wanted to expand our tennat base by incorporating Section 8 but doesn't seem to be in the cards.

My business partner and I have a question about section 8 here in Louisville, specifically about vouchers. We have a 3 bedroom house for rent and keep getting calls from families with 4 and 5 bedroom vouchers. After speaking to both prospective tenants as well as the Louisville Housing Authority, no one has a good idea of how it affects the rent that will actually be paid. For example, one tenant's voucher for a 5br paid $1735 including utilities but when asked if they could use that voucher for a 3br, they stated it would pay the same. The Louisville Housing Authority could not give a straight answer and I am not so sure I trust the tenant's knowledge on the subject. We would just hate to get any further in the approval process for the home to be told the rent being paid will be much lower. Does anyone here have any experience with this? Any insight would be greatly appreciated!

Newbies here! Recently formed an LLC with a business partner of mine with a focus on tax liens here in Louisville, KY. We were wondering if there was anyone in the area that would be willing to meet up/discuss the market here in Jefferson County/and or any of the surrouding counties. We have done extensive research through Bigger Pockets and a few books but this is our first run with potentially purchasing liens and wanted to have a discussion on the topic. My partner and I would love to take anyone out to lunch/coffee! We appreciate any insight and ideas you all would be willing to share. Thanks in advance!
