If you have a real estate attorney ask questions. If not call one and ask questions. 

I would put a clause in future agreements (edited by a professional) what will not be allowed; Safety, codes, etc.. written not to offend,,,, but to abide the law of (landord/tenant) and neighboring persons. Be professional and polite.. Client(s)/tenant(s) could take concerned issues the wrong way.

Up here in Fargo, ND it seem every home, even the new ones going up just have to have orange peel on the walls. Shoot even the ceilings. I could see in apartments or home rentals to hide the nail holes in the walls when the tenants change.

I personally like the look of knock down on ceilings; give it character.

I have just finished working on an old home that had issues with the plaster coming off the walls and cracking in places. I own a remodel business and I recommend this;

  • If budget allowed, tear out/re-rock.
  • Rocking over with 1/4" can at times be a clean fix that may or may not last. Depending on the damage.
  • What I have found that works out, is to scrape what is loose, use a 45 or 90 minute set powder/water mix mud to fill in those areas smooth, and get the sheets of sticky back mesh (just like the mesh dry wall tape). Comes in 3' rolls. Put that over surface, skim coat with a smooth mixed dust control pre-mix (The Home Depot and most big box stores carry it). 

You can either go smooth, go smooth and texture, or texture with a knife as you put over the mesh. Forgot to mention, in fine to 1/8" cracks I like to caulk with a paintable laytex/silicone caulk.

I hope this helps out. Good luck. If doing it yourself, have fun doing it and it will amaze you.

Thank you mark. The hard work and determination for the client, got me invited to Berkshire Hathaway to meet and greet with their realtors', brokers, and title company. Passed out cards and was offered potential work on a realtors flipper. Now I just keep doing good work, giving extra to pay forward and working/listening to these great people is mentorship.

I have just finished a job on a beat down home in Fargo next to the college. The plasters walls and ceiling were shot. I did what I could and made $3200.00 on my labor. (short story)

I met a realtor at The Home Depot..we had talked and he just happened to work for Berk..Hath!  And, I was offered a job to fix bad plaster lath.. (we what that job is)( you fix it, move it and GUESS what more falls..)) So, I brought up rip out and dry wall, worst but to money and it (it) could last... Dry wall over.. 

Home owner suggested that I do what we contracted on and if need be (worst) write up a "change order". Well I did what my passion of work completes. 

I worked two days and had two rooms looking,  well, the home sold and I received a bonus...

I am working on my own flips to gain capital for rentals.

The banks that I have been to, understood my LLC, license, EIN, etc... But, as a share holder, principle, (president/chair/executive), partner etc... I have found with or with out capital, they will run your social too. They request for a guarantor that is a; owner, partner, principle etc..
