Hey Adam,

I'm curious what you are calling a C/D neighborhood? I happen to be a huge fan of these areas. There are definitely areas, neighborhoods, streets and blocks that I will not own a house; however, I believe you can make most any house work for you. If you consider wholesaling the house will you give me a call.

Located in an area of Birmingham that is great for rentals or retailing. This is a split level with a 1 car garage. The basement could be used for a den or bedroom. Typical rent in this area is $900 to $1000 per month. 

Minimal work is needed for this house to be rent ready.

There is nothing to do other than move in or move your tenant in. You can see Ruffner Mountain from your back porch. 

The scope of work done is as follows; new GAF dimensional roof, new hvac system, new double hung, vinyl windows, exterior & interior paint, the most beautiful hardwood floors, new plumbing and lighting fixtures and a new kitchen. The kitchen was gutted and all new cabinets, counter tops, flooring and a microwave/exhaust fan installed. This house is gorgeous.

The soon to be tenants paperwork has been turned into the Section 8 office. Rent is suppose to be $835 per month. 

This has has been remodeled. There is a new roof, hvac system, exterior & interior paint, all new flooring inside and new lighting and plumbing fixtures.
