Hey Pauline, 

Caleb's response to visit the city is one of the smartest first moves you will make. I would suggest you visit any city you are considering buying investment property. Once you find and contract a house, make sure you have it inspected. An inspection is inexpensive insurance. And no, I do not think your budget is to low.

Daily, I get a BP email with articles of real estate interest. Recently, when I attempt to open the article it is asking me to sign into my BP account. So, I do that. I attempt to open the article and it continuously ask me to sign in. What am I doing wrong?

My suggestion to anyone looking to invest in Birmingham or any other city is to visit the city and have a general understanding of the city you will be investing in. 

In regards to the Section 8 offices in Birmingham, there are 3 offices. Each office is independent of the other offices. There are definitely issues/problems we encounter with our Section 8 offices. As long as the property owner understands the pm's hands are tied at times and there is very little accountability for the voucher holder, it is certainly a program the property owner should consider.

I suggest cash for keys. It was mentioned there would be no eviction on their record. This is correct. What we have found is, most of the time they are leaving the house and yard in a condition that goes over the amount of their security deposit. If we cannot get them to pay what they owe in damages and back rent we send them to collections. The collection should follow them for a number of years and any pm or owner pulling a credit report should catch this.

Hey Stacy, 

From the time of the initial 7 day posting for non payment of rent until set out is taking a minimum of 3 months. If your tenant contest the eviction and ask for a court date this adds more time. We recently completed an eviction (Jefferson County) and the length of time was roughly 5 months.
