Yes, I found the property. They just wrote up the offer and took 3% when the deal was finalized. So, I'm guessing I need to re-evaluate things with my agent.

I looked for answers to this but couldn't really find a clear answer. I am in the middle of my second investment property and using the same agent as I did on the first deal. They are a family friend but are charging me 3% realtor fee. They are great but that cuts into a lot of cash I need for the deals. 

Is 3% too high for a regular agent when I am buying multiple properties a year? How would you suggest going about negotiating a lower rate from them?

Hey @Kenny Dahill, no as far as I can tell Cozy just collects rent as far as transactions goes, it would be nice if you could also track your expenses through it. I checked out burbz and it seems to be the same platform as cozy, both very helpful. I just wish they had both abilities.

I use Cozy.com to collect payment from my tenants and I've just been using excel to keep track of all my other expenses dealing with my rental units. I started using myRental hero and Stessa just to get an idea but there are so many platforms out there I'm just looking for the simplest and but best. Any advice?

To protect my personal assets, is it better to form an LLC for each individual investment property I purchase, or to just get an umbrella policy?

I have a triplex unit that had some bad previous tenants. An ex spouse trying to break in. But I also figured a good camera system isn’t a bad idea. What’s the best for a vacant owner? I don’t want a million notifications everytime someone walks by a camera.

Recently purchased a triplex with tenants already in the property, thus I inherited their security deposits. One tenant had to leave but had been in the property for 4 years. Their security deposit was $450, they want their security deposit back but there are so many repairs needed and I have no idea if the damages were from them or not. They did smoke in the unit and I am wondering if I should give them back the deposit or keep it. 

Totally new to this so any advice would help.
