@Lisa Martin I agree with Laura and Chris. The 30 day period allows for the onboarding to go more smoothly with an opportunity to transfer relevant items to the new PM such as ledgers, leases, work order history, keys, security deposit balances, copies of move in, periodic walk throughs, status of upcoming lease renewals, and it allows to give proper notice to the residents to avoid delays in collecting rent payments on time. The new PM will set the tone during the onboarding process so that you can avoid the same issues moving forward.

@TaRa Mehta KC had some really good suggestions. If you do not already know your local and state level laws research and learn those. Print them out and keep them on hand particularly if you are managing multiple investment properties. Most state level Landlord/Tenant Acts prohibit tenants from withholding rent for unresolved maintenance items.They also spell out the Landlord's responsibilites surrounding the curing of maintenance issues. Communication and documentation are always key in all things property management.

 @Ringo Yip there are opportunities in the Bessemer area but you have to be selective if you are purchasing in the C/D class arena. Their section 8 office is one of the easiest to deal with in the Birmingham area.

@Ringo Yip speaking from years of PM experience in both markets the Birmingham market has a better pool of rental applicants compared to the Montgomery market. However, if you prefer to go the section 8 route, the Montgomery section 8 program is much easier to work with.
