Thanks @Jonathan Orr My last two SFR were in TX, NC so my mindset is to go out of state. I have a friend in Indianapolis that is doing well so that somewhat interests me. What is an acquisition consultant? Could I find one on BP?

I have set a 90 day goal to purchase a duplex or 4plex. Where would you all recommend I start finding/analyzing deals?

I have done a few SFR deals although want to get back in the game and move faster this time and hope to get in to Multi Family.

I grew up in CDM and now own/live in Costa Mesa.  I'm not sure of your financial situations although I say selling in CA would always be a mistake.  If you can afford to purchase in NB hold on to it.  Raise $ to invest elsehwere.

With the little cash flow I had I paid extra towards the heloc until it was gone. Then cash flow was much better.

Land in Costa Rica for retirement. No structure.

What made you interested in investing in this type of deal?

My wife and I love Costa Rica and hope to retire there, 50% time in Costa Rica 50% time in US or travel.

How did you find this deal and how did you negotiate it?

Free time traveling for a year.

How did you finance this deal?

Cash

What made you interested in investing in this type of deal?

I heard property investments were good in the Dallas metro area. McKinney is on the other side of the freeway from Frisco which was hot at the time.

How did you find this deal and how did you negotiate it?

Turn Key

How did you finance this deal?

5% down, 15% HELOC, 80% Loan

What was the outcome?

Sold it for a profit to help with down payment in family home in CA. Now that I have purchased and sold investment properties I have the itch to buy more, this time don't sell them.

What made you interested in investing in this type of deal?

Turn Key with employment moving in to the area in finance sector. Wells Fargo.

How did you find this deal and how did you negotiate it?

RE investment classes.

How did you finance this deal?

5% down, 15% HELOC, 80% Loan.

What was the outcome?

Sold it for a profit to come up with down on family home in CA. Very happy with this investment, it started my itch to invest in more.

Lessons learned? Challenges?

Don't hire my property manger to fix the home to be sale ready and also be my listing agent. She made her fees off managing the work and recommended I do more work than I should have. Also, claimed she got two estimates for a new roof which I later found out she did not as I called them both when I started not to trust the process.
