3) I think when you're starting out, you should go ahead and take the pictures. Just get a quality camera. An inspection report is also a good idea. Most wholesalers either do an open house to their list or send property's out to their best buyers first to keep them happy.

hello. I am starting my path to becoming a successful wholesaler. I would love some advice on a few things

1) when starting out, is it more beneficial to start working the area you live in first? If so, why?

2) lead lists, what are some tried and true lead sources for buying lists? Pros and cons? Key words or demographics I should focus on.

3) when a property is under contract (especially if it isn't local) what services or practices are used to get pictures for marketing, showing the property, inspections, etc?

my name is Bryan.  I am located in the St. Louis metro area. I am planning on trying my hand at wholesaling. I am looking to start working towards the goal in the next two months. Hello! 

I am working my way to becoming a wholesaler/investor.  I have a list of properties I've found, off market. I am having some trouble skip tracing these. I've typically been doing the foot work. I talk to neighbors. I ask around the area. I find as much info as I can on internet searches. I am hoping someone can shine some light on other skip tracing resources I could be using, to get contact info on these properties. Any help is appreciated! I am in the St. Louis/Metro St. Louis area. Thank you, for your time. Also, any investors, or other wholesalers in the area, I would love to link up and get to know the other players in the area. Word of caution though; there are many ways to win in this game and while the advice from a particular source might be valid, it may not be the best advice for you and you strategy. Without knowing more about where you are/where you want to be going, my best advice for you is to spend some time learning as much as possible from many sources to better hone in your particular attack plan. Once you have that dialed out, then execute that strategy like your life depends on it. If you want to get into some particulars, feel free to hit me up, I'd love to help if possible.

What I love about attending a "local" wholesaling class versus one of the national "gurus" classes is that they are cheaper. Plus, the know the local laws. Where as time and time again you will hear in guru class "check with your local and state laws for applicability." A part of wholesaling is placing bandit signs. A local class will tell where what cities you can get away with them and which ones you can not (i.e. fined because its against city code). Hope this helps you in your REI journey.

Hello, I am hoping to start investing in the St. Louis area, in the near future. I was hoping to possibly link up with wholesalers in the area. I'd love a chance to possibly sit down in person or over the phone and get some pointers, and/or advise. Possibly find someone willing to mentor me, in exchange for some free footwork or other type of help, until I have a good understanding. Any advise or help is appreciated. Hello! I am based in the St Louis area. I am looking for a mentor to get me started on the right track. I'm looking for someone who can point me in the right direction regarding marketing, web page building, strategies, etc. I need to know the basics needed to start this journey. What type of marketing, who to trust with that marketing, web page DOs and don't, etc thank you in advance for any help.
