I have multiple SFHs in Panama City Florida. I need a solid property management company to rent them for me. Not interested in part timers or rookies. Any recommendations? Thanks in advance. Bryan

My property manager states in his contract that I can terminate our agreement by written notice anytime with a 60 day notice and a payment equal to 2 months rent. This seems excessive. A previous company I dealt with in Tampa had a 1 month rent early termination clause. I can terminate on the anniversary with 60 days notice without penalty but the agreement stays in force as long as the resident stays in the property. Is this SOP?

My property manager does not want to do property inspections. Have you heard of this? What is a typical charge for a quarterly inspection?

@Jack Halldin Thanks for the input. Paying cash gives me an advantage in this market as the inventory of 3-2s is extremely tight.

Thanks Gentlemen. My takeaway is that since the house will be titled in a corp, a conventional loan is not an option. My avenue of pursuit is to find a lender who will extend a 25-30 yr amortization. That will allow for proper cash flow in the deal. 

I am discussing future plans with the bank. I am actively looking to purchase a property now with cash. My discussion with the bank was to learn what terms are available in this market to refi. This was my first bank to have this discussion with. The house will be titled in a corporation.
