No both the older daughter and father are both on title as owners. The daughter who lives in a home now wants to sell the property.But I know I'm going to need the father signature as well. The younger sister lives in Fort Worth Close to where the father nursing home is. The younger sister has power of attorney.

Alright guys, had a motivated seller contact me off my direct. She's motivated to sell the house at the moment due to her family situation. She and her father bought the house 12 years ago. She's in dire straits ,and the father is in a nursing home in Fort Worth. BTW we're in Houston. The sister of the seller, has power of attorney over the father on paper. But the father is completely cognizant and can still sign. I'm meeting with the seller today and I've got a great offer for her. I know I need both signatures on the contract to be able to execute. How would you guys proceed to get this situation done?

Post: Percentage used in calculating wholesale?

All right guys, so I am making my offer for my first wholesale deal. I’ve got all my numbers. But I am unsure of what percentage I should put in for closing costs. There’s no real tour involved so what I only include 3 to 4%, or do I assume same closing cost as a regular deal at 10%? Thank you in advance for all replies information is appreciated. Bryan

Ordered a sign sledge from bandit sign solutions by suggestion here in the forums. Ordered it on February 24, 2018. Today is March 8, 2018 still haven’t received my purchased item. Have made several attempts to contact Sal The owner of said business. Have called four times the last two weeks, set of email, and commented on their page on Facebook. Have received no correspondence or response. Has anybody else ordered from and or done business with this business? Thanks Bryan

I've been looking to buy my first property, after 1.5 years of studying, and a lot of analysis paralysis I'm ready to pull the trigger. I've been looking for a duplex to house hack. Which will get me into the real estate game, and help start my buy-and-hold portfolio. I have had good luck finding, and identifying several properties that I am interested in. My question is if the property is completely ready to move tenants in as well as myself, Price is good,  how much should lot sqft really matter, when it comes to buy-and-hold, cash flowing properties?
