Hey Edward, my name is Bruno Aburto and I just started my wholesaling journey in the LA area a few weeks ago. I've done driving for dollars and use DealMachine to send out mailers to potential sellers. I don't think there's anything wrong with trying to wholesale in this market. There are plenty of distressed properties all over the place. It's just a matter of marketing to the owners. Hello Ta-Sha, welcome to BiggerPockets! I'm just starting out in my wholesaling journey in Los Angeles area. I would recommend educating yourself for a few months on wholesaling before going out there and making any offers. I've been watching a lot of Max Maxwell videos on Youtube to help me understand the process more. There is also a lot of content here on BP to explore regarding Wholesaling. Best of Luck!

Try using DealMachine.com or the DealMachine App. You can easily use the 7-day free trial to look up the property you're looking at and get that info.

@William Thomas, A 30 year mortgage has always made the most sense to me because of the lower payment and presumably the higher cash flow.

I currently have a $381,000 VA loan balance in San Bernardino County in CA. I'm interested in using my second tier entitlement to move to a second property and rent out the first. Can anyone explain to me how I can do this effectively? Thanks!

@Sam Giberti the best piece of advice I can give you is that you’ll be successful at what you focus on the most. If you take wholesaling seriously and are willing to sacrifice college life for the business then you’ll most likely be successful. You can do too many things at once and expect a great outcome.
