I found my first seller financing deal ( 2 units) driving for dollars. I drove for 4 months, 2 times a week. It was 100% worth it. Best deal (terms and cash flow) I have ever had.

Quick and simple: how are you finding multifamily (20+ units)?
Broker relationship, cold call, wholesaler, property management, by accident (?), off market, cold calling, etc...

Kyle - I dont know how deep you want to go on this, but probably my answer will be different to a lot of investors here. If you want to master this and attract more passive investors I would read the Russel Brusson books about finding your customers and interacting with them. Right now I am reading the Dotcom Secrets. It will give you a lot of insights, like what Dani mentioned of lead magnet and etc.

I am curious to others have to say, but I also heard that charging slightly under market value could be an incentive to make tenants want to stay.

I think it is a really bad idea for single family. I dont know for multifamily, but I would assume the same
