Hi BP, looking for LTR investment properties in the DFW area. Would y'all recommend waiting until the spring of 2025 when more renters are house hunting or buy now & try to lease during the impending cooler months?

Hello BP, Is there a metric, tool or indicator I can use to determine vacancy rates in a specific area before buying a rental property? What tips do you have to determine if a property will reasonable rent quickly in a given area at market rents?

Hi, my tenants just moved out and the property is a complete mess to the point where a full rehab may be needed. The security deposit is approximately 10% of total repairs so it won't cover most of the damages. What's the proper course of action?
