You should pick the title company and schedule the closing date. It will not be too bad. All the title company will ask for (if this is a straight cash deal) is a copy of the purchase agreement, a copy of your deed, your operating agreement (if you are selling in a LLC) and that should be it. They will draft the paperwork, send you and the buyer a closing packet to review.
If this is a deal similar to what you have done with your mentor, you might try the title company that was used for those deals. All you need is to find a copy of a HUD from the sale to see who the settlement agent was. If you don't want to use that title company I am sure there are members on here that can refer you to a good title company in your area that work well with wholesalers.

Thanks Kevin I do have an LLC but Im not familiar with the "operating agreement" can you elaborate on that and when you stated "All you need is to find a copy of a HUD from the sale to see who the settlement agent was" are saying this if i use the title company that my mentor uses I will have to do this step?

Ok simply put I have been doing several deals the easy way I have been finding deals and bringing them to a mentor of mine who was splitting the fee with me and he would handle the technical part now that I am doing my first deal on my own I need help with the final process
1.) I already found the deal and buyer
2.)I have the contracts written and signed

But now what? Should the Buyer be responsible for finding the title company so that we can close?
what should happen next please help me I dont want to mess this up and in my mind this is a huge step in my investing career i will be independent

Hey Man honestly you want to stay in Medium to Middle Class and working class neighborhoods. I also sell my deals to investors who buy in the places most investors stay away from its all in your buyers list and what your buyers like.

Ok to keep it short and sweet my brother and myself found a property for sale @ 79k got the seller who was moving to china to sell the home for 73k got a estimate on a retail level rehab cost @50k the after repair valued bank appraisal came back at a crazy 250k!! we then found a buyer who bought the property @ 73k and received a fee of 30k that my brother and myself split down the middle 50/50

Im hooked!

Hello Everyone I recently just started my business In real estate Investing and I have mainly done deals through MLS but I know Im missing a ton of deals using only the MLS as my only way of getting leads I dont have a huge budget and Im wondering what should be the first thing for my company to get motivated seller leads coming in and finding buyers should I get a web site first? or a phone number and answering service? for my first marketing campaign should I do postcards, radio, news paper or even TV Im trying to do what works best any info would be great thanks
