well, last night I was contacted via email for a new product of theirs so I began my search here for information. I thought most feedback was negative from the forum here so I thought I would investigate further. Today I tried to find out if one of their contracts would be valid in Vermont and exchanged a few emails with their "support" and asked if I could have a trial or see a hard copy ( uneditable) of one the forms I was interested in.  Just a sample would have been fine... No luck and after many emails and messages left for them I gave up. 

It seems their phone support is nothing more then an answering service but even leaving three messages doesn't get you a returned phone call. So I sent my phone number to the email contact but they never called me or offered to get me an answer to my questions.  They avoided a response but made sure I had a link to get the product at a reduced rate. Am I suppose to buy into a form package without knowing if the particular form is valid in my state ?  

You'll find the best companies offer you a guarantee of some kind and believe so strongly in their product that the small percent who do return a product is just so small that it doesn't matter that much. I've even seem some Real Estate vendor offer a one year guarantee...no questions asked.........that's impressive and while it might not be a perfect barometer of the product at least it gives you some kind of confidence in your purchase.

I came away with the feeling that I was dealing with a low quality company based only on today's experience. 

I hope you have a better experience.

I've tried to make it through most of the contract for deed threads but may have missed the answer to my question. If I am the owner and enter into a contract for deed on a residential property then what is to stop the buyer from having work done on a property and then fail to pay the workers ? Then they come and slap mechanics liens, judgments and all sorts of bad things on the property that I still hold the deed on. Then I boot them out and am left with all these terrible liens on the property. Things I never entered into a contract to have done......seems like a scary way to do business and from what I have read there is lots of risk for the potential buyer too. Just curious as to what you CFD folks do to protect yourself.? Thank you

Does anyone know what happened to him ? He had no seminars in 2017 and he has links on his site to other educators. He was a big help to me and I enjoyed his material. Hope he is ok. I know you can get his material from these other sites now but I'd like to know if he is ok. I have his number but haven't called him in 30 years......perhaps somebody knows something here.......Some of his material would make a great course for my kids school....that's how important his ideas are.........I know he had mentors too so I'm not giving him all the credit.........any feedback would be appreciated....thanks

Thanks for all the replies....I think my mistake in the logic and looking at all those sites is just how you kind folks have pointed out..... being  that I won't be a typical homeowner looking to redo a kitchen or bath....so using those remodeling guidelines would be a mistake ......I appreciate the help

I'm not sure I get it...it seems that there are very few things we can do that actually add value to a fix up project. It seems painting gets the highest rate of return for the cost involved. So why are all these flipping sites and books having us upgrade bathrooms and kitchens and all sorts of stuff if we won't even recoup the costs of these projects? I've looked at many sites that show you what improvements provide the greatest return and there just aren't many improvements that bring in value. Cleaning up the place seems to be the best.

So is the only reason people do all these fixups is because they can't sell the places 'as is' ? What am I missing here . I know this may sound like a stupid question to most but I just don't understand.

@Tom Gimer Thanks Tom...in this case there are two many issues that me as the seller and my future buyer just don't understand....especially with owner financing and lead paint disclosures etc , etc.....but I will put as much in the offer as I can but it will still have wording in the offer that it is contingent on our lawyers  creating a formal sales contract in "x" amount of days....I know of no other way to do this since I lack the knowledge to cover all the bases.....but I will take your advice and get as much in there up front ...if there is a better way then please let me know

Thanks Mark...I think I found one that will work until I can get the lawyers to hammer out an official contract

@Account Closed I'm just looking for an offer form which is NOT state specific...perhaps you are confusing this with a real estate contract....thanks though

What happened to the real estate forms page on Bigger pockets? Do we need to pay now or is there some other page I am missing...thanks in advance and please point me in the right direction...I'm only looking for a basic "offer to Purchase" form...a simple one page form would do
