Stopping mechanics liens - contract for deed ??
I've tried to make it through most of the contract for deed threads but may have missed the answer to my question. If I am the owner and enter into a contract for deed on a residential property then what is to stop the buyer from having work done on a property and then fail to pay the workers ? Then they come and slap mechanics liens, judgments and all sorts of bad things on the property that I still hold the deed on. Then I boot them out and am left with all these terrible liens on the property. Things I never entered into a contract to have done......seems like a scary way to do business and from what I have read there is lots of risk for the potential buyer too. Just curious as to what you CFD folks do to protect yourself.? Thank you
