Hi, has anyone had any experience with renting out extra desks from their office?

I have been looking for an office for myself and have seen many that are slightly too big for just me. I could probably fit about 6-10 desks in a particular location I am interested in.

I have not reached out to the owner to find out if this is ok to do, I simply do not need the space but wouldn't mind renting out extra desks to others which would also happen to be in the same field as me.

Am I even allowed to do this? Does it depend? Do I even need permission from the owner?

Thanks... so by renting until I can purchase a 10+ unit it will be more favorable for financing as far as debt to income ratio ...or I will have to get my income up a lot higher if I buy a single family then later down the line apply for financing on a 10+ unit. Good to know now before I make a move.

I found a single fam property which if I bought it would cost me less on a monthly basis to live in than typical local rents. However, my goal is to purchase a multi family property. I'd like to start off with at least 10 units but will need more time to raise funds. In the meantime I will need somewhere to live, will purchasing a single-family home prevent me from acquiring multi family funding since I would already have a mortgage?

Be on the look-out for your 'target seller' and strike up conversations.  Take different routes to work and look for tired plexes. Look up the owners and send them a postcard.  Most own multiple buildings.  Good luck to you!

Are there tax benefits for doing the 4plex? Are you able to do like kind exchanges on this in the future? Does this require primary residence for two years?

What is the second FHA loophole? I plan on getting started by putting 3.5% down on my first quadplex.
