Contacting "Driving for Dollars" Owner - Best Practices

I just found a property I'm interested in while driving for dollars and want to know the best practices for following up with the owner. I've already found their information on the county assessor's site, so my questions are as follows:

Do you have more success with a phone call or mailing a letter?

What are some successful tactics you've used to get the owner interested?

Do you state your interest and request a walk-through? (This property has no pictures of the inside online.)

Appreciate any help!

Exactly what David Lecko said. I have been driving for bucks for the last week or so in my city. I'm now getting ready to send out some direct mail to the owners of the properties that I'm interested in (distressed homes). Looking for at least one motivated seller and it will all be worth it. Of course 2-10 motivated sellers work as well.
