There's no difference at all, for either scenario.

If you're over the age of 18 and you reside in the unit, then you submit an application and go through the process. If nothing else, this allows you to perform a criminal background check on someone.

Do they all have to be on the lease, that's your call to make as a landlord, but if they aren't on the lease then they aren't bound by the terms. For the properties I manage, a tenant is allowed to have a guest stay no more than 10 nights in any given month. This prevents anyone else from living there; it's 10 days in any given month because I learned the hard way that people are smart when it says 10 consecutive days and if they spend the night somewhere else on that 11th day and come back they aren't technically in violation.

I'm just curious, how do you enforce / check the 10 day rule?

Tiger,

Are you suggesting that I could have all adults living at the property be on the lease that makes them responsible for paying the rent? Now, some people could easily just apply to live on their own and month later have a partner that lives with them. Do you then later demand that they get on the lease?

I do have a field on my application that ask who will be living on the premise and their relationship to the applicant. I also have an emergency contact field so if something were to happen, I would give that person a call.

I also wanted to clear up some things. He was a professional poker player, but now creates poker training video which he makes income from. He is a PhD student in Computer Sciense.

Good point, I'm not sure what I would do if he disappears.

So, let's say he does disappear and his girlfriend is on the lease together. She can't afford to pay the rent, so I evict all parties on the lease according and go through the process. No problems right?

Now, if it's just him on the lease and he disappears and his girlfriend lives there, what are my options? Couldn't I just evict him like he was like a tenant to skip town? Store his personal property for 30 days and following the law? If his girlfriend steals his stuff is that really my problem? Isn't that just like if he has friends over for a party and they took his stuff?

or I rented it out to a single mom who's adult kids lives with them?

Also, he did put his Fiance on the application as to who will be living with in on the property, but nothing as far as SSN. I did a quick Google / FaceBook / Public Court search and nothing came up.

I got the 30 day notice Dec. 1st and have put out signs around the neighbor and CL since then. I get about 2-3 calls a day and have showed the property to about 6 parties.

December is of course one of the worst months to try to get someone in your property.

The house shows OK with the current tenant's stuff there.

My question is, what if I run the second person and the only thing wrong is poor credit? Are you guys more concerned with background / criminal activities? I would doulbt it if she's a PhD student which I would also try to verifiy.

Not desperate, so I'm going to pass, but I just figured who would want to lost double the security deposit ($2200)? plus he was going to give me $500 for his two cats.

My current tenant is still living at the property until the end of this month. It would be cool to have someone in right after the tenant moves out, but I guess I could just wait it out.

So, after talking to him yesterday, I got this email last night.

"Sorry you couldn't approve the rental immediately. I just wanted to touch base with you to talk about any concerns you might have. Yes, I have about 10k in savings right now, though this isn't going to be depleted in 6 months as I am still working. My income is as following:


-$1600/month for 9 months of the year = $14,400
-$6000 for the entire 3 month summer term = $6k
-Approximately $10k for my work with PokerSite123.com = $10k
-An additional $10k in fellowships/grants through school = $10k

My tuition and health insurance are fully covered and I have no costs there (so if you want to add in 8k for this, feel free, but I am not counting it), nor do I have any car payment to make. I should also note that I'm expecting additional fellowships and grants starting in the Summer/Fall of next year, but nothing is formal yet.
If you were wondering why my fiancé did not want to be on the application, it's a thing with her parents. Additionally, although she is also a Ph.D. student like me, she is unemployed right now, so it doesn't seem as if it would help the application.

I'm still really interested in renting the house and hopefully the fact that I've never missed a payment (car, apartment, credit card, student loan) means something. If you need a double security deposit then I can do that, or if you want a few months of rent up front, I can do that as well. The house location is perfect, the price is right, and we both loved it when we checked it out."

I have a single family home that I'm asking $1100 a month lease.
Security Deposit is $1100, plus $250 Cleaning fee (Non Refundable) and $250 per fee (Non Refundable). He has two cats and Fiancee is also a PhD student.

I have a PhD student / Poker Player that applied. Here's his info.

- Net Income: $1500 / Month
- Does online sales of: $1000 / Month
- Current Monthly Rent: $875 (1.5 Years)
- Savings: $9000
- Two cars paid off (2006 Models)
- Stellar Credit
- Scholarships: He gets some unreported scholarship money ever semester, but didn't how much yet.

I first denied him, and said if he wanted to put his Fiancee on the application, but he said that she didn't want to do that, but said that he could give me a few months upfront. I said his savings would run out in a few months, and offered if he would be willing to double the security deposit and he said that he would be open to that.

He seems like he's responsible, so my question to you is, would you guys rent to this guy?

Deposit would be based on normal operating procedures as if the lease was expired. If house needs repair, I would deduct it from their deposit.
