Hi everyone,

Does anyone know of any institutions issuing HELOCs at this time that will allow the funds to be used for purchasing/rehabbing investment properties? I'm putting this in the San Francisco forum as my understanding is that local institutions would be best, but I am open to reaching out to online/non-local institutions as well.

@Ana Marie B., OOS investing is definitely something I would love to eventually move into later on in my RE investing career in order to diversify my portfolio. As you like to invest where you vacation, do you do short-term rentals and then stay in your own properties?

@Sri L., that's very interesting as I definitely have not heard much about investing in apartments in the Bay. It seems the focus is always on the "next new most expensive house ever sold in SF" or something of the sort. I will definitely take a look at your link to broaden my exposure and to get more information about how that could fit into my long-term goals. Thank you!

Thanks @John Fortes! I am definitely trying to accelerate my path to financial independence so I'm all about the active investing right now and I think my first step will be to house hack to offset the astronomical housing costs while also building equity. House hacking in the Bay Area won't be easy and will take more capital to jumpstart than most places in the US, but I'm determined to find a way to turn it into a strength and not a weakness.

Any "avoid at all costs" or "100% do this" tips for house hacking are appreciated!

I'm born and raised in SF proper, still work and live here, and hope to be able to start building my wealth by finding a deal house hacking a 4-plex within 1 or 2 years. Unfortunately the prices are astronomical around here, so I will definitely use this video as both a template and as inspiration.

Thank you! Please correct me if I'm wrong, but from what I understand, the only way to be able to invest in this kind of strategy is by becoming an accredited investor, which I am not anywhere close to. Are there other ways of being able to be part of these deals?

Hi everyone. My name is Bruce, early 30s, non-tax accountant in the SF Bay Area, born and raised. I'm just trying to soak up as much information as possible and hope to begin investing in a year or two. My ultimate goal is to be financially free by 40. I don't want to stop working, I just want to be able to do what I want, no matter how low the pay. I couldn't care less about accounting but it pays the bills. I ran across the idea of "house hacking" and google ultimately led me here. I like the idea of out-of-state investing since everything around me is so expensive, aka intimidating, but am still learning about the pros and cons of this approach.

Anyways, thanks for having me and I hope to be able to grow and learn from your collective wisdom which will allow me to give back to the community down the line, whether it be this one onlne or others.
