Hello all,

I am looking for an affordable insurance here in Albuquerque.  Any recommendations are appreciated.  I have 1 house  am just buying to get insured and may be willing to convert other properties for coverage.

I have the same problem, well I bought the digital download of it and forms too, but lost access to the forms. I asked for it from customer support on here and haven't received a response.

@David J. I think they probably have a reason, but you may be able to dispel that reason, but you have to find out why. When I wanted my tenants to change over to cozy.co they fought it because they expected there to be fees or they were afraid they could only set up for automatic payments. I looked into it and found that if they use the bank account to transfer the money (as opposed to using a credit card) there is no fee and they can set up their account and process it when they want, not only automatic transfers. But some people will just fight putting their account information on a website. So it is your choice if you want to force the issue or stick with the legacy payment method until the lease is up.

Hello @Account Closed, I am an investor in Albuquerque. Are you just starting with investing or have you already been investing, what type? (buy-and-hold, flip, wholesale, etc.) Are you planning to invest in Santa Fe or are you looking in other areas as well?

I am in need of a good, not expensive, but thorough electrician. Have you worked with any one here in Albuquerque that you would recommend?

@Vernise B. I was happy with Cozy.co, but the tenant has to run that. They have questions at the end that only the tenant will know about their credit history and be able to answer. So I was happy to say, here's where you turn in your application, they run your background check, they run your credit and anything that I can see you can see also, in addition, this is not a profit center for me because you pay them and I don't get any money for your application. It was more transparent in my opinion.

@Michael Landgraf, welcome to BP and the ABQ market. There is a lot of good resources here on BP and a lot of good people that are available to help you here in Albuquerque. Attend all the REI monthly meetings that you can and network all you can here. There are three great groups for beginners and several others that are good for people with experience, so it sounds like you can fit into any of them. If you need anything let me know.

@Cody HymanI think the easiest method may be for you to attend some local real estate investor association meetings. Look on meetup.com and see if there are any groups locally and touch base there. That's about the easiest way, especially if the group has a "haves, wants and needs" time alotted, you could go up and talk to all at the same time and present your company so they have an option and know someone to call.

@Douglas Rice I agree with everyone else that I have been using Zillow and it posts to others like realtor.com and gives you the code to add to craigslist, but I was talking with a friend that has rentals the other day and he told me that he decided to in the new paper a few months back and has found his best tenants through the newspaper ad. So don't overlook the old school methods either. I have used Zillow and the others listed and have mixed results with it, sometimes good and sometimes not, but that's common with all methods I assume :).
