I’ve been marketing for a while now and I am finally going on my first appointment tomorrow. I am bringing my paperwork with me in hopes that I’ll get it under contract. Any things I should know or red flags to look for?

I am a wholesaler who is fairly new to the business. I have a potential seller who's property was flooded a few years ago and is in pre-forclosure. He also says he got rid of his key when he filed for bankruptcy. He now lives in a different city as well.

How I should go about gaining access to the property?

Also should I try to get this property under contract before I gain access to the home?

I am new to the wholesale game and I am still looking to make my first deal. I have recently come across to homes that are for sale by owner in my area. Does anyone have any advice for pursuing properties of this kind? Or should I just go after it like any other property?
