A friend of my Wife's rented a place in an upper scale neighborhood in Austin that had meth present (didn't know that before move in). Don't know the levels but the entire family got horribly sick and they had to move out mid-lease.

I personally wouldn't touch for my family as no level is ok for me. I wouldn't do it for rental either as a human being, if I don't feel comfortable living there how could I possibly put another family in it.

Just my opinion though.

Don't give up if it's what you really want.

You can look for someone with the credit and money and you supply the work and hustle. Head to all the meetups you can get to, you're in Houston, gotta be tons there.

If this doesn't work then just take some time and work on your credit score and save everything you can from your paychecks. A defeatist attitude definitely won't help. Gotta stay positive, have a plan and work hard on that plan and I promise you can and will make it happen.

Also, surround yourself with positive successful people (this may mean you have to remove negative and cancerous people from your world, ouch) and start or maybe keep listening to productive podcasts (Bigger Pockets, Gary Vaynerchuk, Grant Cardone, etc...) and reading all you can to understand the process and educate yourself.

Keep your head straight and you'll make this happen just like you did when you got your CNA.

Sorry if this comes off as sappy or preachy but you CAN do this!!

I go under contract with my Asset Management Co. (Bluebonnet Asset Manager LLC) but say or assigns, once you have the actual acquiring entity LLC chartered you will then change it out to that LLC.

This of course is done prior to close, once you close you won't be able to change the name on title or at least not without a crap ton of heart burn and money.

September 17th from 6:00-8:00 and every 3rd Tuesday going forward at Rudy's Country Store and BBQ, 3914 N Lamar, Austin TX 78756

Format I'm thinking is teaching the process of RE investing with a focus on MF syndications, both from the Sponsor/operator side as well as the passive perspective. My background and passion is teaching and have mentored people in MF for years, both formally (for a fee) and informally.

At this time there will be no charge for the meet-up and it's content, just wanting to give back and help others along the way.

My Wife and business partner is a CPA with a background in MF tax and audit so she will be adding tons of value as well.

The first one or two will be a welcome and get-to-know-you thing unless it looks like it's going to be well attended, if it is well attended then we will try to provide some high level insights and knowledge. We hope to start having solid content shortly after the first meeting.

Will likely bring in a guest speaker from time to time as well.

This will be an agnostic meet-up meaning it is not tied to any of the educational platform/programs.

Gene Trowbridge has a 1 or 2 day seminar (believe he's still doing it).

I would also recommend picking up his book, "It's a Whole New Business" 

As many others have said, you need the up front costs to get it going; earnest money, security filing and PPM packet creation, and other minimal start up costs. Once you close the offering you will be reimbursed but you need to front these expenses which can run 20k to over 100k depending how large a property you buy.

Don't know that you're ready for this yet based on your questions. Learn what it's about and start off investing in someone else's syndication first to learn how it goes or if lucky you could be part of an experienced sponsor's GP to learn even more.  Just have to make sure you join a GP the right and legal way.

Bottom line, talk to every sponsor you can find to talk to and keep reading and attending events to get there. Syndicating is hard and made even harder by trying to rush. Don't fall for someone telling you that "oh, that's easy" because it most certainly is not.
