Lots of ideas and thoughts but, as a longtime landlord having experienced tenants trying about anything, the advice to contact your insurance company I think is best.

Hi, Danny,

I'm a bit north of you in Scottsdale. Sounds like you need to decide what your longer term game plan might be. Do you want to hold it long term and rent it out for cash flow? Does it need some work so you could re-hab it and sell it? If you plan to rent it, you should check area rental rates (www.rentrange.com can help with that) to see if the numbers are there. Good luck with whatever you decide.

You're correct to at least take a look at the prop. tax situation. I live in AZ but own a rental in Austin, TX. Since there is no state income tax in Texas, prop taxes are a killer. That single cost could wreck your otherwise nice cash flow. Take a close look. Some states charge higher property taxes to investors than they do to owner-occ, so I would recommend finding out about that, too. AZ is one, although the difference is not much. Rental market in the Phx area is good since so many lost their homes. You can check out rental rates in various parts of the city at www.rentrange.com

Hello!

I've been away from real estate for 3 or 4 years since experiencing the roller coaster ride of a lifetime in real estate in Phoenix, Arizona, formerly (and hopefully again soon) a hotbed of real estate investment activity.

I have over 30 years in real estate including brokerage, leasing, property management and ownership. I've worked in one million+ square foot commercial projects of all property types and owned a portfolio of over a dozen rental residences. Mostly the landlord business, as you can tell. I'm looking at my next chapter to be of the flipping variety--in and out quickly.
