considering buying a home from a friend.  He's got s va loan for 80kish. I currently have a va loan for 220k. I know the max in the area is 450. Would I be able to assume his loan?

I use KPDD in that area if you're looking for one. No troubles with them so far(3 years)

Kevin is spot on. I ran into a problem in Savannah, GA trying to convert a garage into a living space. I would double check that the zoning allows a duplex. My lot turned out to be too small for the extra living space. I doubt you'd have that issue around here though.

I recently had a friend with a similar situation where a property manager basically ran off with her money. I wonder if it's the same person.

If you run into any issues needing a repair man or contractor, I have a great person I can give you his contact info. I'm looking to do some fix/flips with him in the future. Based in Savannah.

@Patrice BoenziThe reason I thought about it was actually completely separate from my investing. I'm currently saving up for another investment. I want to make money doing something where I'm still involved with real estate. My properties are privately managed, not by myself, so they don't take away from what I currently do.(mainly because I'm not anywhere near them) 

It would just be a part time, one or two clients at a time, mostly friends or friends of friends. I will eventually leave the military and real estate is something I have thought about getting into. 

North Carolina requires a 75hr class on real estate before you can even take the test. It seems like a bigger commitment than some places, however I would hope that would allow me to learn a thing or two prior.

Just wanting opinions.  I'm currently full time employed in the military.  I own 4 total units of rental property.  I'm debating getting my real estate license as a part time thing. From your experiences, would it be realistic to do? Or is having a full time job probably not worth it. Is there anything else you might recommend?

 I see your point, however Bragg is a major military installation which will never go away. The biggest thing he would be fighting with owning in this area is the fact the competition for apartments is so large. The benefit is the competition is more class A or B type units. If he's looking for Class C then he would be fine. The post and local colleges will keep this area inhabited.
