@Amy Aziz Yes I will be sending an original signed and notarized deed, what do I need to do to protect myself? Should I tell them that I will only send the deed after the title company receives the funds from the buyer? Is that enough to protect me or do I need to do more?

I own land in AZ but I don't live there. I've been contacted by someone who wants to buy the land. She wants to go through her own title company and have me sign remotely through docusign. What am I missing? Do I need a lawyer or can I rely on the title company that I will get the money? What should I do to protect myself and make sure I get the funds?
