We have fully stocked kitchen with multiple types of coffee pods, drip coffee grounds and Tea which is very much appreciated. What we find most often is missing hand towels. Not really sure what the guests do to them..;) We have had to replace about 20 so far in 8 months. But again this is cost of doing business

We have Netflix, Hulu and Disney+ and locked so no purchases can be made without a password

Pros:

1. Extremely streamlined process and will keep you informed 

2. Flexible, escrow closing (read remote), can be pretty quick if no challenges in appraisal etc

Cons

1. Tough, risk-averse under-writing can be a big pain

2. Interest rates will change based on underwriters feedback

While I always favor peaceful resolution, this falls under exception. Just to make sure it is not a stolen car or part of some other unlawful activity, call the hot line.

 Perhaps in Florida this is true not everywhere. For example, in NY, default searches include county & municipal - open permits, Cert of Occupancy, outstanding tax payments and any tax related liens. And it is covered under insurance

 No. In NY, due-diligence title search has county and municipal searches which includes open permits, CoO and any outstanding county tax liens

Depends on how big the house is. For example, a house with 11 - 12 rooms (5 BR, 3 Bath, living room, sitting room etc) will take at least 30+ pictures to showcase every room and if you are a destination like lake front, then you will have show case outside also. I have a lake front with 55+ pictures. Doing okay on algorithms. Key point is high resolution and switch pictures every 2 weeks 

@Eric McClam This is a much discussed topic. Personally I feel like STR Guests are really hard on furniture so you are better off getting quality ones.
