Thanks so much!  That's a fantastic idea.  I had been thinking similarly, but hadn't arrived at the $500 per deal figure. But really, that's pretty cool flippin' idea!  By giving them the google voice number and password, he sees the leads coming in, gains confidence in hitting a $500 deal for himself.  Only 20 signs though? I was thinking more like 200!  lol  :D

Justin,

IMHO, good tenants are worth protecting. They're like gold.  Typically, they take great care of your property, don't ask for much, pay their rent on time EVERY month, etc. If you have good ones, don't risk losing them by trying to extract a couple more bucks per month. With 15 years of landlord experience, I personally find that keeping the rents low DOES decrease turnover, the overall amount of time my properties are vacant, which in the end, makes me a lot more money.

Thanks, Phillip.  I read about LOCAL printing folks doing it better and cheaper than the national ones like yellowletters.com.  I just wondered if anyone has had better/cheaper experiences with local printing folks versus national ones.  Thanks for the suggestion though, Phillip.  I have used yellowletters.com and was very happy with the results, but I'm just searching to reduce my advertising expenses. It really adds up when you start doing them in larger & larger bulks. Thanks again.

I am going to hire a "sign person" for my bandit signs.  How much should I pay him/her to put them up Friday evening, and recover them Sunday evening, per sign?

Who do you recommend to purchase Direct Mailings from?  I'm looking for the cheapest "yellow letter" mailings, which I can customize with a real-looking stamp and a RED teaser statement on the envelope. Which direct mailing company offers the best deal on these?

I live in Massachusetts, and the county website is extremely complicated to me.  I just want to generate, say, an absentee owner's list, or a inherit list, or a delinquent tax list, but I can't figure out how to do it on their website, http://www.masslandrecords.com/.  Does anyone have any experience with this site?  I could use Listsource or any of the others, but I'd rather not pay for something offered free. Any advice would be much appreciated.
