Hi Everyone,

I'm not new here, but I am transitioning from full-time work to full-time investor, so I'm looking to make connection in the San Antonio area, and across all hot US rental markets.  Please reach out and say hi.

I look forward to talking or working with you.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $160,000
Cash invested: $12,500

Singe family house-hack renting two bedrooms in a 4-bed, 3 bath, 2-car garage home.

What made you interested in investing in this type of deal?

Fits personal space needs for now, and business goals lng-term.

How did you find this deal and how did you negotiate it?

From wholesaler, and negotiated well based on minor conditions.

How did you finance this deal?

Hard money into 30 yr fixed re-fi.

How did you add value to the deal?

Renovated: Added granite, high end finishes and fixures, landscaping, new flooring and painting throughout. Also, added smart-deadbolt locks to each bedroom for extra security in house-hack situation.

What was the outcome?

Excellent so far!  Already appraised at $235K !

Lessons learned? Challenges?

Worst closing, and escrow agents, ever! OSN... OS National. Avoid if possible!

Chris, several of the other replies already mentioned this, but I feel it's key.  Rather than relying on MSL properties, work towards off-market properties.   Whether you find them yourself (marketing, dealing with sellers, getting properties under contract), or, partner with other wholesalers to get off-market rehab projects at wholesale prices, your numbers would start looking better.

Christian,

That's spot-on.  My company's business motto is Win Win Deals, and that is exactly how to create them.

I'm sick of being a landlord! No more for me...  wholesaling & flipping only for this lad. My new motto in life:  "If I don't WANT to do it, and don't HAVE to do it, I shall NOT!"

I'll either replace the need or get someone else to do it FOR me

Mike,

Thanks so much!  That's a fantastic idea.  I had been thinking similarly, but hadn't arrived at the $500 per deal figure. But really, that's pretty cool flippin' idea!  By giving them the google voice number and password, he sees the leads coming in, gains confidence in hitting a $500 deal for himself.  Only 20 signs though? I was thinking more like 200!  lol  :D

Michael,

Indeed, YellowLetters has been pretty awesome for me too, but as Derrick said, I just love to support local guys if they can match or surpass the level of service and cost. Thanks again. :)
