Hi Jacksonville investors, I worked on a flip this fall in another Florida market, but I'm also finding potential flips thru a Jacksonville broker. He has recommended 2 unknown contractors who I have contacted but have not provided references or a track record yet. From limited experience I know remote flipping 100% hinges on an ethical and experienced team. Therefore, I'm reaching out to the BP community to see if any Jacksonville investors would highly recommended any contractors. Also feel free to share Jacksonville contractors to stay away from. If you decide to roll your IRA into a self directed IRA, I recommend talking to John Park at PGI Self Directed. John is highly knowledgable this topic, and he setup a checkbook controlled Roth IRA for me for a very reasonable price compared to his competition. As long as I don't make a prohibited transaction, I now have direct control over my Roth IRA funds, and I avoid a lot of the annual fees and transaction fees that custodians charge for SDIRA's. I'm still learning as well, but if you decide to go the SDIRA route, get multiple quotes because the front loaded setup costs can be expensive. Also know that you can't leverage as much with IRA funds versus if you are using personal funds. Most banks will require 40% down with IRA money, but again, speak with an expert.

Hello all, I just purchased my first 3/2 SFR in NE Pensacola and it needs advanced cosmetic work: cabinet finishing, countertop replacement, a window, roof repair, some wallpaper and texturing work, minor water damage in bathroom ceilings in vicinity of leaking roof boots. Outside of the roof repair, the home requires fairly minor work. My contractor has fallen out, and I'm wondering if anyone has any Pensacola, Fl based contractors and handymen who have proven to be fair, competent, and reliable? Thank you for your help and advice.
