Post: Need referral for property manager for Bronx property

Because I will be making an international move soon, I am looking for a property manager for my 2 family house in the Bronx. I would like to minimize expenses and would like still to be the first point of contact for tenants, but if there are maintenance issues or other issues requiring someone to be present at the property, I need someone local to go to the property and keep receipts for all maintenance and other expenses. When necessary, I will need someone to take care of tenant move-outs and finding new tenants, as well as evictions. Does anyone have recommendations on a reliable and affordable property manager?

Hi @Jorge P.. I just noticed your response. Yes, please share suggestions. It has not been resolved, but now it appears there can't be any resolution for another 4 years or so. The contractor was put in jail a little over a year ago for another issue. I had filed a police report for the unauthorized charges he made to my credit card, and eventually it made its way to the district attorney, who started preparing a case against him, but it will be on hold until he is released from prison, which is schedule for about 4 years from now.

@Mateusz Prawdzik At this time, I want to be more hands-off and passive, i.e., buy, hold, rent out. I don't have the time or desire to be constantly looking for, rehabbing and flipping properties. I have yet to find a good contractor as well. I have had mediocre to terrible experiences with contractors so far. New Jersey property taxes are also very high.

Hey guys, I'm interested. I own a rental house in the Bronx but spend most of my time in Manhattan. I will also eventually be investing and managing out of state and could use tips there.

Thanks for your feedback, Ceasar. It's just that at least half of the people who respond to my posts ask if I take LINC or CITYFEPS or Section 8. In fact, a real estate agent just called me talking up a LINC 1 single room occupancy program that could get me some very good rent rates. That sounds tempting, but of course I don't want to get tenants that would destroy my place and be extremely difficult to evict. I also don't want I am planning an open house for tomorrow afternoon and I guess I'll see what prospects I get. My property is in the Bronx.

My tenants in my 3 bedroom 1 bathroom apartment in the Bronx are moving out unexpectedly today, so I am looking for new tenants. I have had many people respond asking if I take LINC or CITYFEPS. I'm thinking about whether I should consider taking LINC or CITYFEPS. Does anyone here have experience with either? I am afraid it could be more difficult to evict a tenant on one of these programs, and these tenants might be more likely to trash my place.

I use Amica for my rental house that I own through my LLC and my personal residence. It also took me a while to find an insurance company that would cover my rental house owned by my LLC with landlord insurance.

Welcome, @Marlon Perez. I also spent a few years in Buffalo and Rochester. Real estate is very affordable upstate indeed, but that also means a greater percentage of people are homeowners there, especially in the suburbs, than down here. There is the most demand for rental housing near the colleges like SUNY Buffalo as others have mentioned, as well as other smaller schools in the city such as Buffalo State and Canisius. You would probably want to target students and recent college grads.

If you buy just individual units, rather than the whole building, you have to deal with a condo management that might not allow you to rent the units out or might have stupid rules and restrictions regarding renting the units out, as the management of my condo building does. That's one reason I live in my condo unit instead of renting it out.
