Master lock vault - We found the enterprise edition to be what we needed. It will enable you to provide a 4 hr code that expires. Don’t send a one time user an invite, just the the 4hr code. The invite requires that the receiver set up an account, but this enables them to unlock with their phone. The transaction history online will update every time a phone is used to unlock. No subscription fees.

So much of the initial expense depends on the infrastructure. If you have back to back sinks in different units and they share the same hot water line it will cost more than if they are have separate lines from a central location. Do you have separate water heaters for each unit or one central heater and will bill for hot water at a different rate. There are companies that specialize in this and they can provide options.

Don’t ever ever ever pick up rent in cash. More than one landlord or their agent has ended up dead that way.

@Camden Fischer If anything went wrong I would be concerned that there would be no insurance coverage. The first thing they do is pick through the claim to find a reason to deny coverage.

We don’t receive a deposit initially. It is a holding fee that converts to a deposit once they move in. A fee is not assumed to be refundable whereas a deposit is.

Additionally, our lease specifically states it is not binding until the holding fee and first months rent is received.

This is an area that I’m not familiar with, but the concept is that you can appeal a lower court’s refusal to take a case, or stated a different way, petition a higher court to order a lower court to hear the case. You are in effect stating that the lower court is denying due process. 

It took a bit of searching, but try, “Supreme Court Reverses 9th Circuit, Orders Courts to Hear Landlord Rights Case From San Francisco”.

It would be an appeal to force the lower court to hear the case, not that you would likely get a fair hearing without then having to appeal the decision, sadly. The jokers in NY sound like the jokers in CA.

I would try another lender. It would be suspicious to ask the question at the front end, but maybe others know of lenders who just verify the employment information provided. Does the employer use an automated system like the work number?
