Hello BP Community,

I am currently working in Commercial Brokerage and some residential wholesaling, but received my Masters in Real Estate Development last year and am looking to get involved in development or repositioning of assets as well.  Is there anyone with suggestions about how to get started in the field or someone who may need a hand with projects?  

I have over 10 years of experience in business marketing and program management with large companies such as Samsung and XM Satellite Radio.  I also ran a small business prior to going back to school in 2014-2015.  

Any assistance or advice would be greatly appreciated.

Hi Brant,

My friend utilizes this method for his rental and has had no problems.  

Pro:  He doesn't have to track down a rent check and it was easy for both parties to setup.  Also, I don't believe there is a processing fee.  

Cons:  He hasn't stated any cons.

@Rohan J. Nice suggestions from both Hannah and Patrick.  I would add Ahwatukee zip codes 85044, 85045, and 85048.  Safe and tucked away near hiking trails and the biggest city park in the nation, South Mountain Preserve.  Overall, higher rated public schools compared to the other locales mentioned.  For rental inventory I believe you will get a nicer, newer, and better value home with less deferred maintenance in Ahwatukee as well, but I wouldn't be afraid to invest in the other areas that may appreciate quicker due to more live, work, and play opportunities.  

Additional information regarding employment and population:  According to the preliminary Bureau of Labor Statistics, 69,900 net new jobs have been created over the last 12 months.  This is more than during any other 12-month period since pre-Recession. Moody’s Analytics’ estimates a total of 69,400 jobs will be created in 2016 and even more in 2017.  They also estimate that our net migration will exceed 100k people in 2016 and 2017.

Thanks for all of the great information.  I appreciate all of your insight.  I'm looking to sell the property outright or if the owner is interested, we may try to develop the property and get stable tenant(s) and sell off to an investor once longer term leases are in place.
