I am not sure what the existing tenants are like...  

How do I go about getting rent rolls and bank statements? Do I ask the listing agent / realtor for those?

@Billie Miller After I spoke with the realtor, I found out only two of the units were currently rented at this point in time. Also, @Ben Leybovich the rents are 675 (3 bedroom / 2.5 bath) and 750 (2 bedroom / 1.5 bath) and the building is in great condition (no rehab needed). It is listed for $255,000. There is currently 1 larger unit and 1 smaller unit rented out.

Hi everyone!

I am looking at a 4-plex in Jackson, MI that is in very good condition. There is also very little area to apply forced appreciation. All the units are rented and it seems like a very nice property to house hack in. Depending on how the numbers play out, do you think this would be a good investment, or should I be looking for something that I can rehab and increase appreciation? 

Also, I am a new investor!

Thank you @Account Closed! Looks like a helpful cite. Also, I wish I had known about my love for real estate before I started college because I probably would have never gone. However, I just found out about it and fell in love, and I am entering my last year, so I figured I should finish and get my degree. I will end with a small amount of debt, but not too much. I can have it paid off in one year, no problem. Anyway, I will look into using this cite as I estimate my rehab costs! Thanks a ton

Hi there! I am a new investor trying to practice analyzing deals. However, when I get to the rehab portion, I continuously get stuck because I have no clue on what to estimate. From there I can break it down into several different categories (ie: roof, driveway, windows, paint, etc.) but I am still not sure what to estimate for those costs. I would like to be able to practice analyzing deals from home based solely off the information I receive from Zillow, realtor.com, craigslist, etc. Does anyone have advice for how I should go about doing this? I am currently in college and I want to practice now, so that I can start investing when I graduate next spring. Thank you in advance for your feedback :)

I appreciate all the feedback. I learned about house hacking through the bigger pockets podcasts and fell in love with the idea immediately. I wish I knew about this prior to my internships! My plan immediately after college is to house hack with the use of the 203K loan. I will continue learning the market and how everything works, and I will go from there. I am trying to attend RE events also.

I am 21 years old currently in college for civil engineering. I have one year left before I receive my bachelor's degree. I have been reading, researching, attending webinars, attempting to analyze properties and much much more. I started learning about real estate for the first time in January of 2017 and I can't get enough. I am to the point where I want to invest so badly, but there are nerves that tell me, if I screw up and lose all my money, what will happen with college. I should just hold off, finish my last year of college, start working, and then invest on the side until I can obtain enough passive income to retire. Should I wait!? Should I go for it?? I am from Jackson, MI, however I am working a few hours north on an internship this summer. I would love to hear from anyone. I am willing to meet new people and learn from others. If you started investing in college, I would love love love to hear from you!
