Be careful as fix-n-flip hard money lenders are pausing lending. Veristone in Seattle sent out an announcement over the weekend.

Note that commercial real estate loans do not include 1-4 unit / condo / townhome type residential properties, no matter how they are held as an entity. This is because almost all states define loans on those types of properties as mortgages that fall under a lot of licensing and rules; even if they are "investor" or non-owner occupied.

There is https://www.katerra.com, which has factories around the PNW. https://node.eco is also local, but they are to my understanding focusing on residential only. You can also check out http://www.modular.org.

You also might want to check into engineered timber from companies such as http://www.cutmytimber.com

You might contact Dan Shin over at Inslee Best Doezie & Ryder, P.S. They are a law firm that has a specialty in eminent domain, so should have CPA contacts as well.

Hi @Jessica Seifert, you must have hit up FirstTech about the same time I did about opening a 401k account. I also tried HSBC. In the end I decided to go with E-Trade as they provide both a checkbook and ability to use the brokerage side. See https://us.etrade.com/what-we-... for the application.

Highly suggest you check out a QRP / Self-Directed Solo 401k which gets you out of UBIT/UDFI issues. See this post on it https://www.biggerpockets.com/...

Just an FYI, generally when you look for "commercial" loans for Real Estate, people will think 5 units and above (for living). A big reason is state laws around lending; no matter what the reason, or who the borrower is, there are some strict laws around 1-4 unit residential property loans.
