That was a great write up!  I am completely new to all things real estate and I was able to follow along for the most part.  BiggerPockets' Podcasts really helped out with the acronyms.  Congratulations on your awesome deal!   

When you refinance, do you typically put some extras in the house, then fund another deal, or is that property "satisfied" in your mind and you move on to the next deal?

Thank you for all of your information.  I am greatly appreciative of it.  I will be diving into the searches to find more information, but I must say thank you for providing some additional information that is specific to a person in my upcoming situation.  I wish you the best in your future endeavors.  

My wife and I are moving out of the country for a military obligation, and I was wondering what specific authorizations I should grant to the future PM?  We do not have family near our home to check in on it, so I just want to get a good list of interview questions to help cover the important topics.  This is our personal residence we will be renting.  All comments are welcomed and encouraged.  Thank you.
