Ok. Electrician called! Thanks!

Hi all, I was helping my mom replace outlets in her 37 year old home and 4 were replaced with no difficulty then suddenly a bunch of appliances in the kitchen went out including the fridge. The fuse box says everything is a go and the GFIC's are all ok. Any ideas? Maybe replace specific fuses? Also, the outlets with 4 wires are easy enough to replace but others have 6 wires. Some have 3 white, 3 black. Others have 2 white, 2 black, 2 red. Any advice is appreciated! Thanks!

Is landlord able to get access to police reports to find out about illegal activity on their property? Someone overdosed on a property in my neighborhood. 911 was called and ambulance came and took him away. Will police release information on this event to landlord if requested? Arizona is not a “Good Samaritan” state so the party won’t be protected by privacy for the 911 call. Thanks in advance for your thoughts!

The investment property I'm interested in is roughly $500K. Tenant in place downstairs for $1350. Imagine renting top floor for $2000 so covering the mortgage would be no problem. BUT I don't have cash for 25% down. Who in Phoenix area would give me a mortgage with 5-10% down, proof of tenant's rent and my income as worthy qualifiers???

I can't believe it's almost August! That means it's been almost a year since I started reading real estate investing books and listening to the BP podcast and I still haven't made a purchase! Eek! I'd like to buy a home in 85254 for AirBNB/VRBO because I like that area and think it has a lot to offer to out-of-state guests. However, homes in that area are $400K+. Is that too large of a purchase for my first deal? Should I look elsewhere (Mesa maybe?) for a single family home that I can rent long term that would be in the $200K range? Does anyone have a real estate agent in Phoenix/Scottsdale who works regularly with investors? What are your thoughts on the best places to find deals in Phoenix/Scottsdale if you don't use an agent? How do I go about getting my name on a buyer's list? Lastly, I'm interested in partnering with someone--you bring the experience, I'll bring the money! Any advice/suggestions/encouragement to push me closer to finally doing my first deal are appreciated! Thank you!

Hi Andrew, Thanks so much for your feedback! The opportunity I see isn't in appreciation in the area, it's in the sudden need for much more student housing due to the goal of the university to expand so quickly. I need to research how many on-campus units the school is building and see if they will have the construction complete before the influx of new students.

I agree that the numbers would need to work with the non-student population too. I'll do more research. Thank you!

A university in my area plans to increase the number of undergrads exponentially in the next 3 yrs.  I'm considering purchasing SFHs in that area to rent to students bc I know student loans/funding/co-signers are able to pay great rents (much higher than typical in that neighborhood yet much lower than on-campus options). However, I'm concerned about students being hesitant to rent off-campus due to the undesirable surrounding area  and safety issues (Picture USC for instance. Despite the phenomenal university, the surrounding residential area has failed to thrive or make students feel secure) AND I'm concerned about renting to less-than-ideal renters if forced to rent to non-students. What do you think? Is this a great opportunity or too risky?? Appreciate the feedback. Thank you!
