I am looking for clarification on the tax implications of purchasing investments properties outside of the state of Texas. I currently reside in Dallas where my LLC was formed and will remain based. I am considering purchasing rental properties in the Milwaukee, WI area and would like to understand how my rental income will be taxed in both Wisconsin and Texas, if at all. Would you mind providing information on how this works and any pitfalls to avoid.

Has anyone invested in the Hampton Heights neighborhood in Milwaukee? How is it?

Hello All-

I found a duplex that is listed at $219k and I am trying to determine the best way to finance/pay for the property. I have $132K available to me through a HELOC at a fixed rate of 5.49%. Mortgage interest rates are anywhere between 7-8% for single family/duplex. How would you all recommend funding this deal with these two lending options?

Thank you! I am starting off with just buying duplex and triplexes so they will not be commercial properties. I had a friend that had a single family rental and they transferred the home into their LLC post closing and the lender required them to change the loan type within 12 months.

Hi, All!

I just closed on my HELOC and am in the process of setting up an LLC so that I can start purchasing small multi-family properties (Duplex, triplex, etc.) I am looking for advice on how to use my LLC with these purchases. Do you recommend purchasing the property under the LLC? If so, what type of financing challenges have you faced with this approach? Do you recommend purchasing the property first and then transferring it to the LLC? If so, what are the pros and cons of doing so? Or do you recommend purchasing the property personally and just running the business through my LLC? Thank you!

Does anyone have a property analysis tool/excel doc that they use and have found success with to analyze a rental property. I am looking for my first investment priority which will either be a duplex or triplex and could use some guidance on analyzing a few properties.

Good Morning! I am looking for recommendations on good lenders that will find either a duplex or triplex with a conventional mortgage. I am planning to use my HELOC for the downpayment, refinance the rental and repay the HELOC. Has anyone had a good experience doing the same with a lender? Recommendations are needed and welcomed.
