Any lower cost or maybe flat rate attorney recommendations for quieting titles for tax deeds? I have 3 that I need help with, but I don't have a ton of money. Thanks for any input.

Hi, Everyone. 

I purchased a tax deed and the LLC has tried to redeem the property, but the LLC is dissolved so I'm wondering if they're allowed to redeem. Thanks for any input.

Hi, everyone. Does title insurance sort of serve the same purpose as a quiet title action? Would a quiet title really be necessary if you have a tax deed and the tax sale is valid? I had purchased a course and it came with some really helpful templates to file the quiet title, but I'm not sure if I really need to. 

Would it be better for tax and insurance purposes to build a duplex or 2 separate units for rental income? Thanks for your input. 

Thank you both for your replies. So, I could still use or lease the lot once I have the deed just wouldn't be able to sell it or clear the title with the lien there or would they force me to pay off the lien before using it? Sounds like the demolition bill might be costly. 

Hi, everyone. Just looking for some advice. I purchased a tax certificate for a property that sold to the state of Alabama in 2019. Yesterday I received a notice from the county saying the property is a nuisance and will be demolished.  The notice gives me 15 days to file an appeal. I called the building official and he said that they've been in court for the past 2 years trying to get the property demolished and the last they heard was that the owner was in prison in TN. I don't care about the structure, but I would like to have the lot. Are they going to just place a lien on the lot and bill me for the demolition cost or should they bill the owner for the cost as I don't own it and only have the tax lien?

@Denise Evans. Thank you for responding. I asked the state and they advised that the sale was bad due to a mapping error by the county which I guess could be an assessment error as you noted above. So, does mapping void the sale or should it just mean that the certificate is good for how it was mapped? Just to note, it's vacant land.

Good morning!

I purchased a tax lien from the state and the state has notified me that the sale was bad. What other reasons other than the sell not being posted publicly would cause the sale to be bad?

I purchased 5 acres from a state sale and there isn't a structure on so there aren't really any improvements I can make, but am I able to make use of the land before receiving the deed?
